Have you noticed that some houses sell quickly, and some houses seem to sit on the market for a long time and are constantly reducing prices to meet the buyer market? There are many variables that go into selling a house and strategies to get a buyer to make an offer on your property. Recently, I’ve been tracking a house in our ZIP Code 80228 and the house, fully remodeled backing up to open space and with Mountain Views has been listed for almost 90 days. Typically, when a house is in an open space and remodeled, they tend to get a lot of buyer interest. This is one of the reasons why people love to move to the west side of town to have Mountain Views and to be on open space. However, this particular property is still not selling. The seller has continued to reduce the price but still, the buyers are rejecting it. In my opinion, part of the issue is the seller/broker overshot the pricing to start with and now they’re just chasing the market downward, which is a tough way to sell a property. The seller recently offered an interest rate buy down for the benefit of the buyer, which is another great tool to incentivize the buyer to make an offer, but still no offers. The best strategy is to get the price right from the beginning.
