In late 2015 we saw the first closings of the newly constructed Cardel Solterra Townhouses. Last month we saw the last brand-new townhouse sold by Cardel, and now they are all sold out of new construction. With new construction sold out, we are seeing more activity in the resale market for the Townhomes, with the last unit selling for about 525,000. The current inventory of townhomes that are active listings range from 497,000 all the way to 525,000. Cardel built two floorplans, the Turin which is the interior unit and the Milan which are end units on each building. Both models are roughly about the same square footage, multi-level floor plans and each with standard two car garages. The biggest difference between all these townhomes really is the location and the finishes. Some homeowners picked just the basic package that the builder offered, while others opted for the high-end finishes, “pimping their cribs” with all the bells and whistles. This is what is driving the pricing discrepancy between all the Townhomes currently on the market. My wife and I own a Turin and really love the open floor plan. True, the end units have a little more natural light, but the flow of the Turin floorplan is more appealing to us and that’s why we went with the Turin.
